Norwood, NJ Home Prices: What the August 2026 Sales Really Tell Us

What Is a Home in Norwood, NJ Worth?
Lana Henriques  |  September 28, 2026

Search “Norwood NJ home prices” and you’ll find several different answers. If you’re thinking about selling, that leaves you wondering what your home could actually sell for. If you’re buying, it makes it harder to know whether a price is fair.

I live in Norwood, and I can tell you this: the townwide number is only the beginning. What matters is which homes sold, how they compare with the one you own or want to buy, and what buyers can choose from right now.

What sold in Norwood in August 2026?

Otteau Housing TRAC recorded seven closed sales, with a median sale price of $1,150,000. Four sold between $800,000 and $1.2 million; three sold above $1.2 million.

The median was down 9.8% from August 2025. Does that mean your Norwood home is worth 9.8% less? No. With seven closings in each August, the types of homes that sold can have a major effect on the median.

The report also showed 13 active listings, four pending sales and 3.3 months of supply at the end of August. The homes that closed spent a median of 24 days on the market. Those numbers are useful, but the real insight comes from looking at the properties behind them.

Why do the websites show different home prices?

They aren’t all measuring the same thing. Redfin reported a $941,377 median sale price over the three months ending August. Zillow estimated the value of a typical Norwood home at $914,741 as of August 31. Realtor.com displayed a $934,000 median asking price in its August data.

A closed sale, an estimated value and an asking price answer different questions. None can tell you what your home would sell for—or what you should offer on a particular property.

That is especially true in Norwood. A Northwoods townhome, an updated split, a Colonial and a larger East Hill home can all enter the same townwide figures, even though they compete in different parts of the market.

If you’re considering selling, call or text me at (201) 310-6560. I’ll help you understand which recent sales actually compare with your home, what is competing with it now, and how I would position it to attract the right buyers.

If you’re selling, the strategy starts before the list price

A strong price is based on more than last month’s median. I look at the homes buyers will compare with yours, the condition and presentation of your property, current competition and where buyers are searching.

Then we decide how to prepare, price and market your home as one connected plan. That work matters because buyers make comparisons quickly. I want yours to give them a clear reason to act. If you’re preparing to sell, you can see how I prepare and position a home for sale. Then let’s talk about what that plan would look like for your property. If selling your Norwood home is part of a move to another property, my guide to buying and selling at the same time in Bergen County explains how to plan the timing on both sides.

If you’re buying, look beyond the asking price

A home priced above Norwood’s median is not automatically overpriced. One below it is not automatically a bargain.

Before you make an offer, we should look at comparable closings, the home’s condition and location, how long it has been available, any price changes and your alternatives. That helps you make a confident decision about both price and terms.

Market reports can tell you what happened across Norwood. The right strategy comes from understanding the home in front of you. If you’re starting a search, explore Norwood homes for sale—and reach out when you want to compare a specific home with recent sales.
